RICS Home Survey (Level 2)
Survey & Valuation
Formerly known as the RICS Homebuyer Survey.

The Report provides comprehensive advice on condition and state of repair of all accessible elements of the building with Condition Ratings to record importance and priority of maintenance and repair work established to be necessary.
​
Ongoing contact with the Client is to be expected to discuss the Report findings and review any necessary to be instructed further Specialist or specific Contractor investigations, reports and estimates for repair.
​

Valuation Report
Referred to as the RICS ‘Red Book’ compliant and format Report and Valuation.
​
Matrimonial and Civil Partner purposes.
​
Inheritance Taxation/Probate.
​
Property Transfer by Deed of Gift.
​
Current and Retrospective Valuations for Capital Gains and other Taxation purposes.


Mortgage Valuation
Often incorrectly referred to as a Mortgage Survey.
​
The Chartered Surveyor inspection carried out for property purchase is required by the Lender to establish suitability of the property for Mortgage Security purposes.
​
The Mortgage Valuation Inspection is a limited extent review of the property to consider condition in general terms, and to assess value for Lending purposes.
​
The Mortgage Valuation Inspection is not a survey and should not be relied upon by the Buyer to provide any effective information on condition and state of repair.
Bowes Gardner Chartered Surveyors do not carry out any property inspections for Lending purposes.

Structure Defects
Property Inspection Reports prepared for specific building and structure defects.

Specific condition defect Reports provide comprehensive advice on form, nature and extent of the reported to be present structure deficiency, its effect, and the form and extent of remedial work required to rectify.

Lease Extension Cost Calculation
Leasehold property of all types with short Lease terms are not mortgageable.
​
Freeholders* are legally obliged to extend short term Leases, subject to payment of a Premium Cost, that a calculation based on property Market Value, remaining term of the Lease and other factors.
​
We deal with this professional work for Freeholders and Leaseholders.
​
*Housing Associations and Charities are exempt and are excluded from this Legislation.

Land Registry Lease & Title Plans
Land Registry requirements for plan form and information provision are specific.
We prepare plans for new and existing Leases of purpose built and conversion flats and Title plans for single house plots.
​
Plans also prepared for site separation to separate Titles or additions to existing sites by acquisition of adjoining land.
